Former Building at 1838 W Grace Street

A permit was issued yesterday for a new three-story residential masonry building located at 1838 W Grace Street in the North Center neighborhood. The permit’s owner for this build is listed as David Payne. Plans for this project indicate there will be six dwelling units. The building will feature front balconies and rear covered porches, as well as a basement level, and a rooftop deck. The property will have a six-foot-tall wooden fence and a six-vehicle garage at the rear. YIMBY reported on the demolition of the previous structure in January.

Jesse McGrath of McGrath Architects is listed as the architect of record. No drawings or renderings have yet been disclosed, though the filing description has indicated a masonry exterior.

There are plenty of transportation access points for future residents. Route 50 is the closest bus service option to this property and can be found at the intersection of Damen & Grace via a seven-minute walk west. The CTA L Brown Line can be found at the Addison station via a five-minute walk south.

Simple Home Builders Inc will serve as the general contractor for the $1 million construction. There is not a detailed timeline or an anticipated completion date at this time.
