Just north of the Randolph & Aberdeen intersection in West Loop, Greystar Development’s 166 N Aberdeen Street can be seen rising past the second floor. The 21-story project involves a mixed-use package of ground-level retail and 224 total apartment dwellings. Greystar purchased this parcel, a former sausage factory, for $6 million from MCZ Development.
Structural work has now passed the ninth floor for the 41-story residential tower known as The Reed, located directly north of River City Apartments in South Loop. Under the address 234 W Polk Street, this new high rise is part of a large master plan known as Southbank. With Lendlease as the developer, this scheme includes the completed development “The Cooper” adjacently west, alongside a host of new public park spaces. Future plans include a pair of towers roughly the same height as The Reed, connected by a podium at their base.
Foundation work is now underway for a 30-story mixed-use high rise at 1400 S Wabash Avenue in South Loop. The developer CMK Companies plans for 299 total units atop ground-level retail. Replacing a long-vacant lot, the 316-foot-tall structure is poised to contribute to South Loop’s expanding high rise cluster.
Topping out at the seventh spot of Chicago YIMBY’s year-end countdown is the Cirrus condominium development in Lakeshore East. Reaching a height of 562 feet, the tower is part of a greater project that is building up the last plots of land near the water of the multi-decade masterplan for the neighborhood. Developers Lendlease and Magellan have worked with bKL Architecture, whose office is in the nearby Aqua Tower, on the three-tower plan.
The quickly rising tower dubbed ‘The Reed’ at 234 W Polk Street in the South Loop takes the 11th place in 2021’s year-end countdown. The 41-story residential structure will rise 447 feet tall on the banks of the Chicago River as part of the greater Southbank development led by Lendlease and designed by Perkins + Will. The project joins ‘The Cooper’, an adjacent rental building which was the development’s first completed design.
