The Reed’s Core Rises above Grade at Southbank Megadevelopment

Since YIMBY’s last site prep update in early September, work on ‘The Reed‘ has made significant progress, with its core having now risen substantially above grade. Situated as 234 W Polk Street in South Loop, the 41-story residential building is being developed by Lendlease, and is the second installation in a seven-acre, four-building development known as Southbank. The first to be complete in this larger plan was The Cooper, located directly east and completed in 2018.

166 N Aberdeen Street Breaks Ground in Fulton Market District

With an official groundbreaking ceremony having taken place earlier this month, construction is now underway for a new 21-story mixed-use development at Fulton Market District‘s 166 N Aberdeen Street. This 220-foot-tall edifice planned by MCZ Development will provide 224 apartments atop ground-level retail. There will also be 70 off-street parking spaces and 50 bike spaces included in a ground-level garage. The new construction will replace the now-demolished Fabbri Sausage Factory, and will serve as the second phase of a two-building masterplan. The first stage of this plan was a shorter 11-story mixed-use building that lies directly across Aberdeen and was completed in 2018.

Last week, Chicago YIMBY had the opportunity to step inside 800 Fulton, a 19-story office and retail building that recently completed construction in West Loop‘s Fulton Market District. Developed by Thor Equities alongside joint venture partner QuadReal, the 300-foot monolith at 800 W Fulton Market spans nearly half a million square feet, offering tenants column-free layouts, private terraces, and 13-foot floor spans. The lower three levels offer 35,000 square feet of retail and restaurant space.
