With foundation work now underway, construction has begun for a nine-story commercial addition at 732 W Randolph Street in Fulton Market District. Developer Acosta Ezgur plans for the structure to connect with two other buildings just to the east, the adjacent structure at 730 W Randolph Street is a landmarked six-story building with office and retail, and the other is a 12-story building with condominiums and flexible commercial space. Combined, this assemblage has been marketed as “Randolph Office Center.”
Initial foundation work can be seen for the newly kicked-off 801 W Belmont Avenue, a two-story commercial development in Lake View East. Planned by Hubbard Street Group, the 59,000-square-foot structure will replace a former masonry bank and surface parking lot, and will provide nearly 300 feet of new frontage along Belmont Avenue.
Structural beams can now be seen at the site of 3115 N Broadway in Lake View East, where JSM Venture Inc has planned for the renovation of a former five-story parking garage with retail on the ground level. This Art Deco structure will retain its ground-level retail, while converting the former parking component into 72 apartment units.
A permit was issued early last week for a two-story commercial development to be located at 801 Belmont Avenue in the Lake View neighborhood. This is a corner lot and has also been addressed as 3179 N Clark Street.
Exterior work is in full swing for 1118 W Patterson Avenue, a four-story residential building in Wrigleyville. The developer is Patterson Green LLC, a subsidiary of Repak Real Estate Development. The scope of this project includes total of 18 condominium units, two of which will designated as affordable. The unit layouts are for the most part standard, save for one major outlier. Nine units are one-bedrooms, falling between 598 and 910 square feet. Another eight are two-bedrooms between 782 and 1,479 square feet. The 18th unit will be a single residential unit occupying the entirety of the fourth floor and encompassing 6,252 square feet. The exact bedroom count for this final condo could not be discerned from planning documents.
