City Council Approves Residential Conversion At Former Maybelline Headquarters In Edgewater

The Chicago City Council has approved the residential conversion of the former Maybelline headquarters at 5920 N Ridge Avenue in Edgewater. Efforts for the project are being led by Ernst Development and Envoi Partners, who announced their plans earlier this year and submitted for rezoning in July.

Sitting on the intersection with N Clark Street, the three-story structure was once the headquarters of the cosmetic giant Maybelline which started in the city in 1914. However since then it has gone through various iterations including the current one with 52-units on the upper floors and retail spaces on the ground level.

The conversion would retain a 3,000 square-foot retail space for B&W Gym who calls the building home, the corner space would receive a new entrance canopy and color scheme. The rest of the first floor would become 17 new residential units centered around a new central courtyard. Of those, three would be considered affordable.

Designed by architecture firm Hirsch MPG, select units would have enclosed patios facing the street as well. With the city council on board, the site is officially rezoned and the project has received all the necessary approvals needed to move forward. Currently a timeline is unknown and the team is yet to submit for a construction permit.

  1. man chicago construction news has been boring lately…no fault to the authors of this site, great job as always, but an article just came out saying Chicago was at the very bottom of all major cities in apartment construction and it shows. 3 story residential conversions making the main article of the day. Contrast that with newyorkyimby…new towers going up everyday

    • NY – Ever growing megacity with 8 mil across 5 boroughs.
      Chicago – A city of 2.6 mil, in decline and only growing in the city center and north side.
      Seems like a fair comparison to me.

  3. I have been sick for 24 years in my state of health has worsened I have been applying for Assisted housing In Chicago for many many years and have been denied every time when I’m 700% below probably level? I think the system has been very racist considering I’m a Latin male. And thank you
