General contractor Spec Development is making progress on a new residential building at 2654 North Greenview Avenue in Lincoln Park. The City of Chicago issued a new construction permit for the property on March 8 of this year, but the demolition permit wasn’t issued until April 12, so work appears to be moving rather quickly on the double-lot site. The work is being performed for a developer listed on the permit as an LLC in Buffalo Grove.
Said permit calls for a three- story with basement, six-unit structure while emphatically stating there will be *no* rooftop deck atop the third floor. However, a detached six-car garage behind the residences will have a roof deck. No mention of balconies here, but those sure look like balconies on the second and third floors at the front of the building. Michael Cox & Associates is the architect.
As mentioned, the new homes — that 1:1 parking ration would indicate these to be condos — are being built on a double lot. The now-demolished 2656 North Greenview Avenue was a two-story frame residence built in 1906 that got a demolition permit in April. Real estate sites indicate it was sold in October of last year for a little under $900,000. Spec Development was also the contractor for demolition.
The one-space-per-unit parking ration doesn’t mean residents of 2654 North Greenview will be without public transit options. CTA Routes 9 and 76 bus stops are both within a two-block walk. The 76 stop, north on Diversey Avenue, can be used to connect with the nearest elevated trains, just over a quarter-mile east at the Diversey Brown/Purple Line platform.
