At 310 North Peoria Street in the Fulton Market District, a fifth story is being added to the former Wolf, Sayer, and Heller warehouse building. Designed by Adler & Sullivan, the building is being preserved and renovated as part of a mixed-use development that will include a hotel on the current Fulton Market Kitchen site at 311 North Sangamon. Renovations include adding a restaurant with outdoor dining space at street level, plus a lobby that will eventually connect to the future hotel.
Spearheaded by developers Marc Realty and Relu Stan, the principal behind Fulton Market Hospitality, the project was approved by the Chicago Plan Commission back in January of 2021. At the time, the Commission gave the go-ahead for the addition atop 310 North Peoria, plus a 14-story, 296-room hotel attached to it along Wayman Street. Fulton Market Kitchen would be demolished to make room for the hotel. Floor and room counts have changed since approval was granted, with project architect Hirsch MPG now showing a 12-story, 185-room hotel on their website.
For now, only 311 North Peoria is an active construction site. Mint Renovations is the general contractor adding the upper story to Adler & Sullivan’s original design and handling the renovations within. No timeline has yet been announced for when hotel construction will begin.
