A caisson permit has been issued by the City of Chicago to begin construction on the residential development at 2406 West Eastwood Avenue in Lincoln Square. The six-story building will be an addition to the existing four-story structure at 4640 North Western, which is being renovated as part of the project. Macon Construction Group contracted Precision Excavation to raze the corner building at 4634 North Western Avenue last summer to make way for the new portion.

An application for the caisson permit was filed July 1st of last year, and was issued on May 21st. The reported cost for caisson work is $600,000. A pending permit in the Chicago Data Portal, applied for in late March, will allow for the complete construction of the six-story, 73-unit residential addition designed by Hirsch MPG. There will be enclosed parking and retail space on the ground floor. The residential units, expected to be studio, one-bedroom, and two-bedroom floor plans, will occupy the upper five levels of the new addition and the top three floors of the renovated building.

The development emerges at a busy time for this stretch of Western Avenue. The Canvas at Leland Plaza, a 63-unit all-affordable residence, opened just north of here in March. One block south, eight units are under construction at 2405 West Sunnyside Avenue, while eight condominiums are in progress less than two blocks south at 4454 North Western.

Macon has yet to indicate when they expect residences at Western and Eastwood to be ready for tenant move-ins.

    It’s an eyesore in a prominent location and many projects have been proposed and completed in the time it’s taken this to get off the ground. Glad to see things moving forward.
