Caissons were permitted Friday to get construction started on the residential tower at 370 North Morgan in the Fulton Market District. This is the second permit issued for the property, with the tower crane permit coming through on the final day of January. The application was filed on July 29, 2024. Skender is the general contractor, with McHugh Concrete as the concrete contractor and operator of the tower crane.

Three additional permits remain pending in the Chicago Data Portal, all with application dates in September of last year. They address excavation for grade beams, stormwater management, and the permission to build the full tower.

The permits call for a 31story, 493-unit rental tower with parking for 191 cars and 300 bicycles. The first floor will include retail space, while the parking will be located on levels two through four of the podium. Vista Property Group is the developer, and Antunovich Associates is the architect of record.

The new homes replace the Fox Deluxe Foods building, which was demolished in October for redevelopment. The site is bound by Metra tracks to the south, Morgan Street to the east, Kinzie Street to the north, and Carpenter Street to the west.

The Fulton Market District is heating up again. Flora recently opened at 1114 West Carroll, 220 North Ada is topped out and fully glazed, and 1325 West Fulton is building a sales center for a three-tower condo development.

One block southwest, the former Cougle Commission Company building was demolished in March for redevelopment at 345 North Aberdeen, 410 North Elizabeth has been issued permission for a tower crane as it awaits the caisson permit for the first of its two residential buildings, and the office building planned for 1200 West Carroll has been reimagined as a residential project.
