Progress is starting to rise from the ground for the residential development at Western and Sunnyside Avenues in the Lincoln Square neighborhood. Permitted last fall as 2405 West Sunnyside, 4454 North Western is being built by Platinum Homes Development Corporation, who is serving as both the general contractor and the developer.

Created by 360 Design Studio, the five-story building will contain eight condominiums, all featuring three-bedroom floors plans, on the four upper levels. The ground floor will contain retail space fronting Western Avenue, a small lobby entered from Sunnyside, eight parking spaces, and an area for storing bicycles. All units will include sunrise-facing private balconies, with fifth-floor residents having access to their own pergola-adorned rooftop decks.

The full building permit was issued November 29, showing an estimated construction cost of $2.81 million. No other permits have been issued for the project. A one-story commercial building was demolished from the site in 2023 to clear the site for redevelopment.

This busy stretch of Western Avenue includes the recently-opened Canvas At Leland Plaza two blocks north at Western and Leland Avenues, a planned 74-unit residential development at 4634 North Western Avenue, and an eight-unit building half a block away at 4529 North Western.

Residents of 4454 North Western will live within close proximity of a variety of public transit options. The Western Brown Line elevated platform is just two blocks north, and it also acts as a stopping point for CTA Routes 49, X49, 49B, and 11 buses. Stops for both the northbound and southbound Route 49 bus are located on the intersection of Western and Sunnyside. For east-west travel, the Route 78 bus is one block south on Montrose Avenue. The Ravenswood Metra station is about one mile northwest; the Route 81 bus, which runs three blocks to the north on Lawrence Avenue, can be used to connect with the UP-N trains there.
