With only the concrete foundations left to be dug out, demolition work is nearly complete for the new residential development at 4529 North Western Avenue in Lincoln Square. Two modest residential buildings with ground-floor commercial space, at 4531 and 4529 North Western, were torn down this fall to create space for the new project. Builder Luxury was listed in the permits, both issued September 12, as the demolition contractor.
Designed by Hanna Architects, the four-story, eight-unit building will include a basement, where eight indoor parking spaces will be located. A roof deck will sit atop the garage portion of the basement, with levels one through four each getting their own outdoor spaces. An additional rooftop deck will crown the fourth floor. On the building permit issued by the City of Chicago on August 20, New Homes Inc of Lincolnshire is listed as the general contractor hired to erect the building, with Western Front LLC named as the developer.
4529 North Western joins many other new residential units coming online along Western Avenue in Lincoln Square, including 63 affordable units at The Canvas at Leland Plaza opening late this year, 74 units at 4640 North Western, whose permit is still pending, and an eight-unit building at 4454 North Western, which is still in the planning stage.

Don’t care, build more
I’m totally speculating on number of units, but tearing down a small number of apartments that were probably already affordable and replacing them with a slightly larger number of luxury units that will be expensive is not a win for anyone but the developer.
