City Council Approves 6301 S Western Avenue In Chicago Lawn

The Chicago City Council has approved the mixed-use development at 6301 S Western Avenue in Chicago Lawn. Located on the corner with W 63rd Street, the proposal was revealed late last year and is set to replace a vacant lot that used to be a three-story commercial building. The project is being led by Southwest Organizing Project with K2 Studio on the design.

Once completed, the L-shaped building will rise five stories and 65 feet in height with over 2,000 square feet of ground-floor commercial space split into two spots along Western. This will be joined by a small lobby, community room, fitness room, shared laundry room, and 11 parking spaces in the rear.

The rest of the floors above will hold 44 residential units which will mostly be made up of one-, and two-bedroom layouts and will all be considered affordable. Residents won’t have access to any on-site green spaces, but it is a short walk from Marquette Park.

The building itself will be clad in a mix of precast panels and multi-colored metal panels, with a large mural shown along the south elevation. The project will cost around $25-30 million and the development team homes to break ground in the not too distant future, with a third quarter 2026 completion date.

  1. Seems like a lot of really promising development is happening along 63rd St, which was once one of the most lively streets in Chicago. I hope I live to see 63rd St. thrive again – these are all important small steps in the right direction.

    Very happy to witness the repurposing of this enormous building. Very important intersection and gateway space. Hope the design team can include an ADA Compliance Crosswalk Technology concept. CDOT will need to include that intersection to its 2026 work plan. Also, Englewood can certainly use any remaining bricks in our regional Chiblock Programming.
