Demolition Permit Issued For 424 South Wabash; Hotel Project Could Begin Soon

A demolition permit was issued Friday for a one-story commercial building at 424 South Wabash Avenue in The Loop. And it looks like that means a long-awaited hotel project is about ready to get started on the site.

A LinkedIn post published by Texas-based hotel manager Aimbridge Hospitality and shared by ENC Construction & Development earlier this month indicated that they were anticipating the Tribute Portfolio Hotel Chicago to begin construction imminently. Then a pending demolition permit hit the Chicago Data Portal on Valentine’s Day, and was issued on February 21. DAC Developments is the developer of the hotel, with National Wrecking Company named in the permit as the demolition contractor. DAC partner Adam Rezko shared Aimbridge’s LinkedIn post as well, along with a very positive indication that groundbreaking will happen soon.

A caisson permit was issued for the new hotel back on November 29, 2023. It called for a 27-story tower with 280 guest rooms, ground-floor retail, and 60 parking spaces. However, the Aimbridge post indicates a 340-room hotel, along with a pair of renderings we hadn’t seen before, so there may have been some design and configuration changes in the interim.

Pappageorge Haymes Partners is the design architect, and McHugh Construction is the general contractor, according to that original caisson permit. There has been one reinstatement permit issued, back in July of last year, that required work to begin or an inspection request submitted, no later than March 25 of this year. But that reinstatement contains no mention of changes in plans for the site. Back in 2023, the project cost was estimated at $87 million.

  1. Nice, I hope the site just a bit north gets developed too, this is currently a sleepy and a bit run down area.

  2. Great news! High rise development outside of the West Loop has gotten kinda sleepy lately

  3. About time something is happening on this site…

  4. Glad to see something being done with this empty site parking lot, but the new parking podium looks like a massive eyesore. In my opinion, we need above ground podiums to wrap the front with active uses to activate the street better. Otherwise you get this, a hostile, dead feel that will keep this area being pretty sleepy.
