Plans Revealed For Mixed-Use Tower At 415 N Sangamon Street In West Loop

Initial details have been revealed for a new mixed-use development at 415 N Sangamon Street in the West Loop. Located on the corner with W Kinzie Street directly across from the upcoming Guinness Brewery, the new proposal will incorporate the existing multi-story structure on site and occupy the adjacent vacant lot. The developer Fortem Voluntas Partners is led by ex-Sterling Bay leasing agent Joy Jordan. According to Crain’s, they have partnered up with local architecture firm Eckenhoff Saunders on the design of the sleek new tower.

Foundation Work Continues for 3501 N Halsted in Lakeview East

Foundation construction can be seen taking shape at 3501 N Halsted Street in Lakeview East, set to give rise to a new five-story mixed-use building. The facility will be a new hub for Howard Brown Health, which provides an all-encompassing approach to LGBTQ wellbeing at various centers throughout Chicago. Programming will include 7,600 square feet of ground-level retail, two floors of clinic space on the first two floors, and three floors of administrative space above. With this project alone, Howard Brown Health will double the organization’s capacity within the area.

New Details Emerge for Shapack’s “NOMA” Masterplan in River West

More detailed plans for Shapack‘s West Town megadevelpmont have now been reviewed by the Committee on Design. Now called “NOMA,” the 3.25-acre assemblage in the River West area of West Town would yield 1,500 new residential units, a hotel, and a multitude of new commercial options. The assemblage revolves around the former Salvation Army Building, which Shapack will convert to a new 141-key hotel and restaurant venue designed by Eckenhoff Saunders Architects. The existing multi-tone masonry facade will be refurbished and have its windows replaced. There will also be a new masonry penthouse enclosure added atop a portion of the roof.

Zoning Filed For Multi-Tower Development At 509 N Union Avenue in West Town

Developer Shapack Partners has filed a zoning application for a multi-tower development to be located at 509 N Union Avenue in West Town. Alec and Jennifer Litowitz are attached to the project as capital partners. The recently purchased land is an assemblage of sites and will total approximately 3.25 acres. The parcels were purchased over a six-year span beginning in late 2016. Shapack Partners is teaming up with New York-based ODA as well as Eckenhoff Saunders Architects to bring the design to life.
