Construction Permit Issued For The Ave In Humboldt Park

A construction permit has been issued for the first phase of The Ave, an INVEST South/West development located at 3601 West Chicago Avenue in Humboldt Park. The permit, using the address 3607 West Chicago Avenue, came through on March 13, with an application date of September 4, 2024. It names Leopardo Construction as the general contractor, and an estimated cost of $20 million; the entire project is expected to cost about $45 million.

Financing Approved For Mixed-Use Project at 3601 W Chicago

The Chicago City Council has sanctioned a $25 million bond for The Ave, a multi-family housing project. The Ave, which won the Chicago Ave Invest South/West RFP site in late 2021, will be situated at 3601 W. Chicago, replacing the existing Neighborhood Housing Services office and a city-owned commercial building. The project, led by KMW Communities, POAH, and CEC, will be a four-story structure housing 52 affordable apartments, a Neighborhood Housing Services space, an innovation center, 16,000 square feet of retail space, and a ground-floor parking area for 32 vehicles.

Fifth City Commons Breaks Ground at 3155 West 5th Avenue in West Side

A groundbreaking ceremony occurred this past week in East Garfield Park with the commencement of the Fifth City Commons affordable housing project. This redevelopment targets an underutilized plot, nestled in the city’s West Side at 3155 West 5th Avenue. Realized by Preservation of Affordable Housing Inc (POAH), the new construction will consist of a three-story edifice providing 43 for-rent apartments and 4,300 square feet of ground-floor retail space.

Committee On Design Reviews Mixed-Use Woodlawn Social

The Committee on Design has reviewed the mixed-use development at 935 E 63rd Street in Woodlawn. Located on the intersection with S Ingleside Avenue and replacing a block-long vacant lot, the project was the winning entry of the Department of Planning and Development’s Woodlawn RFQ earlier this year. Dubbed ‘Woodlawn Social’, the proposal is being led by a team made-up of Tandem Ventures, KMW Communities, and POAH with KoningEizenberg and HED Architects as the designers.
