Bound by E 57th Street to the south and an existing parking garage to the west, the new building replaces one of the last vacant areas currently used as a parking lot. The Chicago Plan Commission has approved the new Cancer Center at 5654 S Drexel Avenue on the University of Chicago campus in Hyde Park. Located north of the intersection with E 57th Street, the new center will replace one of the last remaining open spaces occupied by a parking lot within the existing hospital complex. Proposed by the university and designed by local firm CannonDesign, the project builds on the recently started Harper Court Phase 2 nearby as the institution continues to grow its medical and life sciences departments.

The proposed facility, which was announced in February 2022, has undergone significant changes since then, including an increase in size and cost. The University of Chicago and developers Beacon Capital Partners and Trammell Crow have unveiled the new designs and scope of Harper Courts Phase 2 in Hyde Park. The proposed 13-story medical research office building will support nearly 300,000 square feet of lab space, one-sixth of which will be set aside for the University of Chicago. The contained block lies just west of the railroad tracks, bound by E 52nd Street to the north, S Lake Park Avenue to the east, E 53rd Street to the south, and S Harper Avenue to the west.
