The condominium development at Irving Park Road and Wayne Avenue in Lake View is rapidly approaching completion. 3951 Wayne is a 31-unit building on the site of a former Burger King restaurant at 1323 West Irving Park Road. That edifice received a demolition permit in January 2024, and work on the new residences was approved three months later, with foundation work getting started last summer.
Demolition has rendered mostly unrecognizable the shops and apartments that used to occupy 917 through 925 West Belmont Avenue in Lake View. Permission to tear down the building came in on July 18, with the rear lot having been fenced off well before the demo permit came through. As of July 29, progress had reached the facades along the street front.
A new construction permit has been issued by the City of Chicago to build a masonry three-flat at 1509 West School Street in the Lake View neighborhood. Property owner Coen Development applied for the permit on May 13, and it came through on July 21. It cites a reported cost of $1.2 million, with Coen acting as their own general contractor.
The Chicago City Council has approved the revised plans for the mixed-use redevelopment at 3133 North Halsted Street in Lake View. Located just north of the intersection with North Clark Street, the project was revealed not long ago and received a refreshed design earlier this month. Since then, it has gained aldermanic approval on its way to the city council.
Permission has been granted by the city to allow construction of a four-story with basement, three-unit residential structure at 741 West Melrose Street in the Lake View neighborhood. The new permit came through on June 11th after its application was filed on May 2nd, and it denotes a reported construction cost of $1.729 million. EZMB LLC is named as the developer and general contractor.
