Foundation work is underway for a residential building at 3600 North Southport Avenue in the Lake View neighborhood. As evidenced by the shallow digging on the site, there will be no basement for this new four-story project. Concrete is beginning to form the walls on the east and north edges of the lot, while forms are in place at the center of the site ahead of additional concrete pours.

Derrig Management is delivering ten new residential units to the intersection of North Southport and West Addison Street. They got a demolition permit on April 23 to raze the former bank building on the northwest corner, most recently home to a Fifth Third Bank branch. Brophy Excavation handled the demo work at a reported cost of $23,250. They got to work quickly; a site visit during the first week of May showed nothing left but a pile of torn up asphalt. By May 17, the site was smooth and clean, with a few small areas of foundation excavation underway.

The new building is a design by Jonathan Splitt Architects; as of this writing, we have not been able to procure any renderings. The new construction permit, issued on March 30 with a reported cost of $6 million, addresses limited details. There is to be a detached four-car garage and one surface parking space.
While a ratio of half a parking space per unit may well signal apartments, it is possible these will be for-sale condos given their proximity to the CTA’s #152 Addison Street bus stops on this same intersection, and the Southport Brown Line elevated platform just two blocks south. Also available within convenient walking distance are Route 9 and X9 buses to the west at North Ashland Avenue. There is also a Divvy bike rack in the 3600 block of North Southport.

You get a real sense from these photos just how much valuable room that surface parking lot took up. We really need to continue to get rid of all parking mandates in the zoning code so that no organization is forced into providing parking of any kind. It’s a literal tax (lost revenue to the city) on us all that doesn’t provide anything helpful to most of us who live here.
