The first new construction permit was issued on June 15 to replace a pair of industrial buildings on the 3000 block of North Western Avenue in Roscoe Village. Approval at 3045 North Western to build a four-story plus basement, three-unit residence came through for developer Marat Liavitskyi as 3045 Western LLC with a reported cost of $954,592. This is the first of two projects slated for the site.
Hanna Architects is the designer of the new building, and Titan Builders & Construction of Kildeer will be the general contractor. Details include a rear terrace at ground level, porches on the three upper floors connected by a stairway, a roof deck atop the fourth floor, and balconies on the front. A three-car garage with a rooftop deck of its own will be erected on the alley accessed from West Nelson Street.

A permit is pending in the Chicago Data Portal for a six-unit residence with the address of 3041 North Western Avenue, and it involves the same development team. It too will be a four-story plus basement structure with terraces and balconies on all four levels at both the front and the rear. The permit calls for a five-car garage with a roof deck and a single-car garage.

Residents of the two new developments will live a block away from CTA bus access via #49 Western Avenue buses, with X49 stops one block farther north at West Belmont Avenue. Route 77 buses are also available at Belmont, and can be used to connect eastbound to the Belmont Red/Brown/Purple Line elevated platform and westbound to the Western Blue Line platform.
