Updated Plans Revealed For Mixed-Use Development At 4640 N Western Avenue In Lincoln Square

Updated plans have been revealed for the mixed-use development at 4640 N Western Avenue in Lincoln Square. The nearly block-long site is bound by W Eastwood Avenue to the south and the CTA Brown Line tracks to the north, with the new proposal replacing four existing structures and a previously approved plan from 2021. Now the current owner and developer under the name 4640 Western LLC is working with local firm Hirsch MPG on the new design with increased density.

Initial details have been revealed for the mixed-use development at 4735 N Western Avenue in Lincoln Square. Located just south of the intersection with W Lawrence Avenue and a few steps north of the CTA Brown Line Western station, the new proposal will redevelop the existing two-story structure that caught fire a few years ago. Now developer Rany Management is working with local firm Kennedy Mann Architects on the new concept.

Permit Issued for 1950 W Lawrence Avenue in Lincoln Square

Planned by Panoptic Group, the new development will comprise of 18 total units atop ground-floor retail space, an elevator, and a 16-vehicle garage topped with a rooftop deck. The owner is listed as 5235-41 N Western LLC and plans indicate this project will feature first-floor retail space and 18 units spread across the second through fourth floors. The second through fourth floors will have outside decking and the building will have a rooftop deck. There will be 18 designated parking spaces for residents and 16 spaces for non-residents. The development will replace an existing parking lot.
