Plan Commission Approved Mixed-Use Development At 330 W Chestnut Street In Near North Side

The Chicago Plan Commission has approved a mixed-use development at 330 W Chestnut Street in the Near North Side. Located on the northeast corner with N Orleans Street, the vacant site was occasionally used for outdoor fitness classes and as a parking lot over the last two years. Developers Draper & Kramer and BlitzLake Partners have tapped local architecture firm FitzGerald Associates on the design for the structure that will be near the upcoming North Union mega-development.

Last Wednesday, developer Draper & Kramer presented preliminary plans for its residential development at 1649 N Halsted Street in Old Town. YIMBY previously reported on the upcoming project located north of the intersection with W North Avenue. The project would replace the multi-building complex of the Royal George Theater and its adjoining parking garage.

Initial details have been revealed for a residential development at 1649 N Halsted Street in Old Town. Located just north of the intersection with W North Avenue and across the street from the recently expanded Steppenwolf Theater, the project would replace the multi-building complex of the Royal George Theater and its adjoining parking garage. Developer Draper & Kramer recently updated their website to show the first rendering of the new structure which also includes the 2020 proposal by JDL at 1623 N Halsted Street.

New Nine-Story Apartment Building Planned for 330 W Chestnut Street in Near North Side

Draper & Kramer has announced plans for a new nine-story residential building to be located at 330 W Chestnut Street, just north of the Chicago Avenue corridor in Near North Side. These plans include 129 total units, comprised of convertibles up through two-bedrooms. Out of the 129 on-site residences, 26 will be designated as affordable under ARO guidelines. There will also be a ground-level retail space, and various amenity spaces such as a ground-level area and a top-floor deck.

Remaining brickwork is currently underway for Wrigleyville Lofts, located at 949 W Dakin Street in Lake View. Developed by Draper & Kramer, the seven-story mixed-use project will house 13,000 square feet of retail, partitioned into four available units ranging from 1,400 to 2,500 square feet. The fifth and largest unit will be a nearly 6,000-square-foot Ace Hardware, which previously occupied the one-story building located on the property.

CDC Approves $96.9 Million Sale of Former Michael Reese Hospital Site for Bronzeville Lakefront Development

The Community Development Commission has approved the $96.9 million sale of the former Michael Reese Hospital site to the developers of the Bronzeville Lakefront megadevelopment in Bronzeville. Located at 2929 S Ellis Avenue, the property is bound by E 26th Street to the north, E 31st Street to the south, S Vernon Avenue to the west, and S Lake Park Avenue to the east. The developers for the site are a team called GRIT Chicago, composed of Farpoint Development, Loop Capital, Draper & Kramer, Chicago Neighborhood Initiatives, McLaurin Development, and Bronzeville Community Development Partnership.

Programming will consist of 13,000 square feet of commercial space at ground level, divided into 1,300- and 2,200-square-foot units. The six upper floors will house a total of 120 apartments, 108 of which will be single bedrooms and the remaining 12 as two-bedrooms.
