Since YIMBY’s last update, additional rebar and concrete can be seen at 6 N Carpenter Street in West Loop, where developer ZSD plans for a six-story building with retail and 13 condominium residences. Having kicked off construction at the beginning of this year, the Madison + Carpenter development replaces four low-rise masonry buildings.
Initial foundation work can be seen at the site of 3217 N Clark Street in Lake View East, where a new five-story mid rise has been planned. The mixed-use structure will have ground-level retail and 32 residential units on the upper levels. This development, filed under the name 3211 N Clark LLC, will be replacing a former parking lot.

ZSD is the project developer, whose plans for the boutique building will comprise of ground-level retail, above which will be 13 condominium residences. These residences will range from four to five bedrooms and from 2,400 to 3,800 square feet. Prices, meanwhile, will fall between $2 million and $3 million.
As facade work continues to progress for CA6 Condominiums, developer Belgravia Group has reported sales surpassing the 80 percent mark for this new West Loop edifice. Located at 305-323 S Racine Avenue, the seven-story residential building will house 72 for-sale units.
The Committee on Zoning has approved rezoning for a new mixed-use development at 2256 W Irving Park Road in North Center. Developer Landrosh Holdings LLC has tapped designers Sullivan Goulette Wilson Architecture, also responsible for the nearly completed CA6 Condos in the West Loop, for the new proposal which will replace an existing building which once housed Chicago Joes and its parking lot on the corner of W Irving Park Road and N Oakley Avenue.
