Completion in Sight for New Prairie Shores Clubhouse in Bronzeville

Remaining facade work is approaching completion for the new two-story amenity clubhouse at Prairie Shores, a five-building apartment complex in Bronzeville. Co-developers Golub & Company and Farpoint Development had purchased the complex in 2019 for $180 million, having partnered with Goldman Sachs Urban Investment Group. This acquisition kicked off a string of renovations throughout the property, including interior renovations of the 1,675 residences, landscaping improvements, and common area upgrades.

Structural work has reached full height for a new amenity clubhouse, located within the Prairie Shores apartment complex in Bronzeville. Nested between two of the apartment towers, the building will replace former surface parking and reside under the address 2937 S Martin Luther King Drive.

Construction can now be seen rising above grade for a two-story clubhouse addition to Bronzeville‘s Prairie Shores apartments. Nestled on the site of a former parking lot between Prairie Shores’ 2901 and 2951 towers, the new structure will be addressed as 2937 S Martin Luther King Drive. The development is part of a broader plan to renovate the five-building complex, which involves the makeover of 1,675 units, existing common spaces, and landscaping.

Construction Wraps Up on 226 W Jackson Boulevard Conversion in The Loop

Renovation work is wrapping up at 226 W Jackson Boulevard in The Loop, where Phoenix Development Partners is converting a former 14-story office building to two Hilton hotels. The classically-styled edifice, originally built in 1904, long served as the headquarters for the Chicago and Northwestern Railroad, and then later as the headquarters for the City Colleges of Chicago. Today it is classified as a national historic landmark, whose exterior is being refurbished and retained in exchange for Class L tax incentives.

Remaining brickwork is currently underway for Wrigleyville Lofts, located at 949 W Dakin Street in Lake View. Developed by Draper & Kramer, the seven-story mixed-use project will house 13,000 square feet of retail, partitioned into four available units ranging from 1,400 to 2,500 square feet. The fifth and largest unit will be a nearly 6,000-square-foot Ace Hardware, which previously occupied the one-story building located on the property.

Prairie Shores Resident Clubhouse Breaks Ground in Bronzeville

Yesterday, owners of the Prairie Shores apartments celebrated the groundbreaking of a new two-story resident clubhouse in Bronzeville. Spearheaded by Chicago-based firms Golub & Company and Farpoint Development alongside Goldman Sachs Urban Investment Group, the 17,510-square-foot structure will be nested between the 2901 and 2951 towers along Martin Luther King Drive. The five-tower Prairie Shores complex was purchased in 2019 and is undergoing a multi-phase renovation of its existing 1,675 residences, common spaces, and landscaping.

The original 238,000-square-foot edifice was constructed in 1904 and is classified as a National Historic Landmark. Construction has topped out for 949 W Dakin Street, aka Wrigleyville Lofts, a seven-story mixed-use building underway in Lake View. Developed by Draper & Kramer, the project will house 13,000 square feet of retail, with commercial units ranging from 1,300 to 2,200 square feet. The above floors will yield 120 apartments, split between 108 one-bedrooms and 12 two-bedroom units.
