Developer Sterling Bay has revealed new details on the next phases of its Lincoln Yards mega-development near Goose Island. The new area now called ‘Lincoln Yards South’ will be the focus of all upcoming construction with the final delivery of buildings expected in 2025, and has commenced construction with ALLY at 1229 W Concord.
Claiming the 30th spot in Chicago YIMBY’s year-end countdown, Sterling Bay’s ALLY at 1229 W Concord Place is now rising above grade along the North Branch Corridor. The structure will be oriented toward medical research companies, offering 280,000 square feet of Class A medical research lab space and attached conference and creative office space. The 144-foot-tall edifice serves as the first step in the developer’s 55-acre Lincoln Yards masterplan, set to yield nearly 15 million square feet of mixed-use programming at a projected cost of $6 billion.

Developer Sterling Bay has revealed some of the first details for its next building and district for the area just north of The Ally, a life-sciences building which just broke ground marking the beginning of vertical construction of the project. Design firm Skidmore, Owings & Merrill is behind the master planning of the Steelyard district with Gensler as the designer for the buildings including the new mid-rise at 1685 N Throop Street.
This week, an official groundbreaking ceremony was held for a new eight-story office building known as ALLY, located at 1229 W Concord Street along Chicago’s North Branch corridor. The building will serve as the first step in a much larger masterplan known as Lincoln Yards, set to transform the former industrial zone into a 21st century community.
Construction equipment is now on site, with foundation work imminent for Sterling Bay‘s first building at Lincoln Yards. This new structure, known as ALLY at 1229 W Concord, will serve as an eight-story office venue for bioscience-related companies. At 320,000 square feet, the edifice will feature a double-story lobby, flexible floor plates, and an east-facing terrace with river and skyline views.
