Demolition has been completed and foundation work is now underway for an 11-story residential building at 1454 W Randolph Street in West Loop. Marquette Companies is the developer, who has planned a total of 242 apartments comprised of studios, convertibles, and one- and two-bedroom units. Amenities will include a rooftop pool and deck, a fitness center and studio, a second-floor outdoor deck, and multiple co-working spaces.
Foundation permits have been issued for a four-story mixed-use building located at 2317 N Clark Street in Lincoln Park. Developed by 2300 Clark Development LLC, the building will stand 50 feet tall with 2,350 square feet of retail space at ground level and 35 residences above on floors two through four. These units will range in size from one- to three-bedrooms, averaging 780 square feet. Additional features will include a common rooftop deck area, as well as private terraces and balconies for occupants.
Foundation permits have been issued for a five-story residential building located at 2212 W Lawrence Avenue in Lincoln Square. The owner, filed under Deanna Zivkovic, plans to incorporate 10 total units, as well as four surface exterior parking spaces. The new development will replace a currently vacant lot. Earlier plans were made back in 2013 to build a four-story, 23-unit, mixed-use building, though these plans appear to have been abandoned. In the process of this planning however, a zoning ordinance was passed to convert the property from Bl-1 Neighborhood Shopping District to B2-3 Neighborhood Mixed-Use District. It is unclear however if the new building will occupy the same footprint, given its smaller scope.
Foundation permits have been issued for a three-story daycare center at 2745 N Lincoln Avenue in Lincoln Park. Filed under the owner Kensington Lincoln Park Building LLC, the commercial development will occupy the site of a previously demolished trio of masonry structures. Details regarding the size of the building footprint and its square footage are not currently known. However, the parcel’s zoning designation allows for a floor area ratio of up to 2.2, meaning that the total building’s floor space may be up to 2.2 times that of the site itself.
