This week, a land acquisition deal was successfully closed for 170 N Green Street in West Loop’s Fulton Market District. The transaction was carried out between CRG, the development and real estate arm of Clayco; Shapack Partners, a Fulton Market-based real estate development company; and Bridgford Foods. Once occupied by the 156,000-square-foot Bridgford Foods processing facility, the 1.5-acre site will give way to a massive new mixed-use development co-planned by CRG and Shapack.

The Chicago City Council has approved a mixed-use development at 170 N Green Street in Fulton Market as well as a commercial development at 1132 W Blackhawk Street on Goose Island. Both projects were recently approved by the Plan Commission as well late last month, they will now be able to apply for construction permits and schedule a forthcoming groundbreaking. 170 N Green Street is a joint project from partner developers CRG and Shapack Partners, while 1132 W Blackhawk Street is being proposed by the Mars-Wrigley Company.
The Chicago Plan Commission has approved the mixed-use development at 170 N Green Street in Fulton Market. The updated design for the two tower proposal on the site that, until recently housed the Bridgford Foods plant, was presented to the commission in this month’s meeting. The project is being developed by Clayco’s CRG division and local developer Shapack Partners. The team is working with Lamar Johnson Collaborative on the modern design of the upcoming high-rise and recently received approval for their Humboldt Park project.
Earlier this month, YIMBY reported on the Committee on Design’s review of 170 N Green Street, where CRG (of St. Louis-based Clayco) and Shapack Partners have planned a massive mixed-use development. The Fulton Market site was previously owned by Bridgford Foods, whose former packaging facility is currently undergoing full demolition. Clayco purchased the property for $60 million in 2020, prior to which Bridgford Foods had considered its own plans for a 17-story building to occupy the site.
Updated plans have been reviewed by the Committee on Design for the mixed-use development at 170 N Green Street in the West Loop. The project has received a few design updates with new details being presented to a committee packed with famed local designers. Developer Shapack Partners is no stranger to the area, having developed 167 N Green Street directly east of the site and is partnering with the Lamar Johnson Collaborative on the new multi-tower structure.
