Podium Tops out for 1000M in South Loop

Superstructure work has now surpassed the top of the podium for 1000M, a 73-story residential apartment tower rising at 1000 S Michigan Avenue in South Loop. The 788-foot tower is currently the city’s second tallest active construction project, surpassed only by the 850-foot Salesforce Tower in River North. Developed in partnership between JK Equities, Time Equities, and Oak Capitals, plans have pivoted from 506 condominiums to 738 rentals after an initial construction hiatus. In late 2021 following this two-year pause, the developers received a $304.5 million loan from Goldman Sachs and Deutsche Bank for work to resume. The design by the late Helmut Jahn has shifted only slightly with a small height reduction.

Core Rises for 1000M Tower in South Loop

This week, YIMBY stopped by the rising core at 1000M, currently Chicago’s fourth tallest construction project. Located at 1000 S Michigan Avenue just across from Grant Park, this 788-foot-tall, 73-story residential tower is set to house a total of 738 rental units. The developer trio of JK Equities, Time Equities, and Oak Capitals had originally planned 506 condominiums, but ultimately pivoted due to the city’s booming apartment market. The skyscraper resumed construction following a nearly two-year hiatus and a $304.5 million loan from Goldman Sachs and Deutsche Bank.

Work Resumes On 1000M , Countdown’s Fourth Tallest Development

Resuming into the fourth spot of the 2021 Chicago YIMBY’s year-end countdown is 1000 S Michigan Avenue otherwise known as 1000M in the South Loop. Topping out at a revised 805 feet tall, the tower is designed by prolific architect Helmut Jahn whose work includes the Thompson Center and passed away earlier this year in the suburbs. Developers Time Equities and JK Equities partnered on the skyscraper which recently secured financing to resume construction after stopping work early in the pandemic.
