Demolition Permit At 701 South Western Avenue Might Mean 16 Residential Units Are On The Way

A demolition permit was issued December 31 for a single-story commercial building at 701-709 South Western Avenue in the Tri-Taylor neighborhood. Located on the southeast corner of Western and Flournoy Street on the Near West Side, all five commercial spaces in the building appear to have been unoccupied for quite some time. The teardown directive was issued with B & K Concrete 1 named as the demo contractor, at an estimated cost of $45,000.

The City of Chicago has issued construction permits for a new three-story frame building at 2743 West Lexington Street in Tri-Taylor. Led by owner Keith Ray and developed by Rayland Development Ltd, the project has an estimated budget of $190,000.

Details have been revealed for a mixed-use development at 801 S Western Avenue in Tri-Taylor. Located on the southeast corner with W Polk Street, the new structure would replace an existing surface parking lot near the Illinois Medical District. The proposal is being led by 4Corners LLC and designed by local architecture firm Kennedy Mann.

A permit has been issued for a one-story manufacturing facility at 616 S Maplewood Avenue in Tri-Taylor. The listed occupying owner, Edward J Ivy Descendants Trust, has also planned for additional storage and office spaces to attach to the main manufacturing component. The site is currently occupied by a large grass plot of land.

Construction permits have been issued for a new one-story masonry retail strip at 2414-18 W Roosevelt Road in Tri-Taylor. Owned and developed by Jerry Tufano, the project will house a currency exchange at 2414 W Roosevelt Road and a retail space at 2418 W Roosevelt Road. The property is home to a currently vacant lot that once house a three-story masonry building, which was torn down about one decade ago.

Renovation Permit Issued for 2852 W Polk Street in Tri-Taylor

Renovation permits have been issued for a residential project at 2852 W Polk Street in East Garfield Park. South Side Realty LLC, the property owner, plans to revamp the existing two-story masonry building, which currently contains two dwelling units. The renovation will maintain the R-5 residential use and occupancy, and the project includes replacing the rear porch. Architectronic Solutions is responsible for the design aspect of the project.

Construction permits have been issued for a three-story residential building located at 1100 S Western Avenue in Tri-Taylor. Developed under the name 1100 S Western LLC, the project will involve three total units, a rear first-floor patio, a rear porch on the second and third floors, and a three-car concrete parking pad. The new structure is set to replace a parking lot.
