The first of two construction permits has been issued by the City of Chicago for a pair of four-story, eight-unit residential buildings in the Tri-Taylor neighborhood. A demolition permit came through on New Year’s Eve for 701 South Western Avenue, and now permission has been granted to begin the new development, although this first one won’t be on the demolition site, per se.
The application to build here was submitted back on December 21, 2022; the new construction permit was issued January 13, 2025, and is addressed as 2351 West Flournoy Avenue. This lot sits next to the demo site, on the alley running parallel to Western Avenue. Like its future neighbor at 2355 West Flournoy, this is a four-story with basement building designed by Hanna Architects. The entity of 2037 N Kenneth LLC is named in the permit as the developer, and TM1 Construction has been assigned general contractor duties. There will be a pair of two-car garages on the first level, and a roof deck atop the fourth floor. All levels will have balconies.
The permit estimates construction costs of $1.9 million for 2351 West Flournoy. For now, there is no indication of when the developer plans to have the units open for tenant occupation, or for when to expect the second construction permit for 2355 to be issued.
