Details have been released for a new mixed-use development at 3664 N Lincoln Avenue in North Center. Located at the corner of W Waveland Avenue, the project will replace a one-story commercial building—formerly home to a marine trim shop—on a wedge-shaped lot. The development is being led by Centrum Realty & Development.
A three-flat has been permitted for construction at 2847 North Damen Avenue in North Center, as the existing home on the site awaits its demolition. Issued to 2847 N Damen LLC, an entity registered in Riverwoods, IL, an application was filed on January 13 and it was approved on April 17. The permit shows a reported construction cost of $1.23 million.
Demolition has yet to begin on the small retail plaza at 4313 North Lincoln Avenue in North Center, but the construction permit for the residential building taking its place has been issued. Demo fencing has been set up around the plaza’s perimeter since a previous visit last month, shortly after permission to tear the buildings down came through, but Precision Excavation’s on-site equipment has yet to dig in.
A permit has been issued to allow a homeowner in North Center to add an Additional Dwelling Unit to their home at 2015 West School Street. The permit was issued on March 26 and shows an application date of February 19; the reported construction cost for the ADU is $42,300.
A demolition permit was issued by the City of Chicago on March 18 to tear down a small retail plaza at 4313 North Lincoln Avenue in the North Center neighborhood, making room for a proposed residential development from Mangan Builders. They have a pending permit in the Chicago Data Portal for a four-story, 12-unit building on the site, addressed as 4309 North Lincoln.
