The residential development at 4309 North Lincoln Avenue has now reached its second of four levels in the North Center neighborhood. The property lies mid-block between Pensacola and Cullom Avenues, and was previously home to a small commercial plaza. Mangan Builders received permission to begin construction here in April for four stories and 12 units, with the permit citing a reported cost of $2.85 million.

That permit calls for ground-floor commercial space and six parking spots, and while those are likely to be located in an enclosed first-floor garage, that is not addressed in the permit. Storage spaces for 28 bicycles is also included. A demolition permit for the commercial plaza issued in March specified that an existing “flexi-core” basement level would remain, as would the east wall along the rear alley. However, most of that rear wall is now gone, with only small portions at the north and south end remaining.

A permit revision pending in the Chicago Data Portal since November 25 allows for the reconfiguration of stair and elevator cores, changing the second-floor structure from wood and steel to all steel, and expanding the first-floor commercial space. Jonathan Splitt Architects is the building’s designer, and Mangan is doing the general contracting work.

4309 North Lincoln is located within a one-block walk of CTA bus service via Route 78 to the north on Montrose Avenue. Route 49 and X49 buses stop along Western Avenue four blocks to the west. The 78 bus can be used to connect with the Montrose Brown Line elevated platform about half a mile east. Just a little farther away is the Western Brown Line platform, just over half a mile on foot straight up Lincoln Avenue.
