Construction Timeline Announced For 210 North Morgan Street As It Receives City Council Approval

The Chicago City Council has approved plans for a mixed-use development at 214 North Morgan Street in Fulton Market. The current iteration of the project was introduced earlier this year, replacing a previous, taller proposal led by a different team. The new team, made up of Parq Development and Luxury Living Chicago, is now moving forward.

Set to rise 19 stories and 260 feet in height, the boxy high-rise will occupy most of its mid-block site between Lake and Fulton Streets. The ground floor will feature 3,800 square feet of retail space at its northern corner, joined by a small lobby and a ramp leading up to a 30-space parking garage on the upper levels of the small podium.

The upper levels will take on a U-shape and contain 268 residential units, an increase from the original proposal, as the new plans focus on smaller floor plans. As a result, the unit mix will consist of 239 studios and 29 one-bedroom layouts. Of these, 54 units will be considered affordable, some of which will have access to balconies on the western façade.

Residents will also have access to amenities on multiple levels, as well as a rooftop space featuring an outdoor pool. The building will be clad in a mix of metal panels and gray-toned brick. With approvals in hand, the team has also applied for permits and is preparing to break ground in the first quarter of 2026. Move-ins are expected by mid-2027.

  1. Can’t wait for this to be built so I can be done being disappointed every time I see it

    • If something ever bothers you, just stop clicking on it and reading about it. Throughout your life, you’ll realize as an adult that it’s a privilege you have access to.

  2. I mean it’s no masterpiece but it will get drowned out by all the other towers that have been approved. Anyways, the street frontage isn’t that bad.

  5. As someone who loved the previous design, I must say I initially did not like the new design because I was so attached to the original. However, when you really analyze the various elements of this building, I think if it’s executed correctly, it will be nice. Looking at the ground level, the attention to detail with the masonry is impressive. I love the steel and the bronze. I actually think this will be a great addition to the West Loop. The only concern I have is the bulkiness of the structure, but we’ll see how that all plays out. Overall, I like the design despite having reservations at first.
