A demolition permit was issued on August 21 to tear down a frame single-family residence at 4239 North Western Avenue in North Center. Brophy Excavation is the designated demo contractor, at a reported cost of $13,620. The site lies mid-block between Cullom and Berteau Avenues.

There has been a permit pending in the Chicago Data Portal since May 2024 to erect a four-story plus basement masonry building with four dwelling units on the property. The elevator building will have a rooftop deck and stair enclosure, and two parking spaces are to be included in the basement level. It is not clear if these will be rental units of for-sale condos.

The garage on the alley is also slated for demolition, with a pair of parking spaces assigned to the basement level of the new building. Real estate records show an LLC purchased the 1905-built home in 2023 for $370,000. As the permit is still pending, the reported cost of the new construction is not yet available. Michael Cox & Associates is named as the architect of record, and McNea & Sons Construction as the general contractor.

When the new building is complete, residents will live within a block of CTA service via Route 49 buses on Western Avenue, as well as a Divvy bike rack at the south end of the block. East-west buses are available within a quarter-mile walk north to Route 78 stops at Montrose Avenue and south to Route 80 at Irving Park Road. Both of those routes can be used to connect to the Brown Line elevated train about one mile east.

    Fancy!

    A solid unit count upgrade for a single lot site. Now, if only there were a way to get that swim school to the south to do something with their parking lot.
