The City of Chicago on January 31 issued a demolition permit for a multi-unit residential building at 3711 North Oakley Avenue in North Center. Located on the east side of the street and directly across from CPS’s Alexander Graham Bell School, the structure will be replaced by a single-family home to be built on spec.

As of February 6, demolition fencing had surrounded the property, but razing had yet to begin. B & K Concrete is named as the demo contractor in the permit, with G Alan Development listed as the property owner. Real estate sites show they purchased the mid-1920s building in October of last year for $820,000 from another developer, who bought the property in November 2023 for $775,00. In addition to the cost of buying the building, the demolition permit estimates they’ll spend a very specific $32,167 to tear it down.

A pending permit in the Chicago Data Portal, assigned to the address of 3709 North Oakley, calls for a two-story home. A garage is being demolished with the current building, but as of now will not be replaced. Instead, a parking pad with two spaces will be added at the back of the property, accessed from the alley.
