Construction progress has reached the third floor on a residential development at 2035 West Irving Park Road in North Center. The five-story, 37-unit project from Newport Development Company and Altitude Capital Partners broke ground in June after waiting a year from application for its new permit to come through.

Jonathan Splitt Architects designed the building, which replaces a small retail plaza demolished in 2024. Addressed in its construction permit as 3952 North Seeley Avenue and named The Irving, the new development will include about 3,000 square feet of commercial/retail space and a 16-car garage on the ground floor. The unit mix is anticipated to consist of 21 one-bedroom apartments, 15 two-bedrooms, and a single three-bedroom unit, all ranging in size from 500 square feet to 1,500 square feet. Amenities are to include a rooftop entertainment area, a dog-washing station, private storage, an electronic entry system, and a virtual package concierge.

The construction permit was issued on June 11, and it came with a reported cost of $6.5 million. It named Newport Development Company as their own general contractor. As yet, no date has been announced for the first move-ins.

Tenants of The Irving will reside about a quarter-mile from the Irving Park Brown Line elevated train platform to the east. East-west and north-south bus service is available via Route 80 and 50 bus stops one block east at the Damen Avenue/Irving Park Road/Lincoln Avenue six-point intersection.
