The Irving, a North Center residential development from Chicago-based Altitude Capital Partners, is one step closer to getting started now that demolition is complete of the small commercial plaza it’s replacing. That plaza, at 2035 West Irving Park Road, got a demolition permit on August 8 of this year, and demo contractor A.G. Coyle has cleared the site of the building. A dirt lot and empty surface parking lot are all that remain.
The Irving, a design by Jonathan Splitt Architects, will be a five-story, 37-unit building with an outdoor rooftop entertainment area, per the Altitude Capital Partners website. The ground floor will include about 3,000 square feet of commercial space, and 16 indoor parking spaces. Some units will feature balconies, and there will be bicycle storage available for residents. A permit for new construction, addressed at 3952 North Seeley Avenue, is pending with the City of Chicago.
Once construction is complete, those living at The Irving will find CTA bus service via Routes 80 and 50 within a block of home. The Irving Park Brown Line platform is less than half a mile to the east on Irving Park Road. Routes 49 and X49 buses are located half a mile west at Western Avenue.
