A new permit was issued last week for the construction of a four-story mixed-use construction located at 1617 W Irving Park Road in the Lake View neighborhood. The permit’s owners have been listed as 1617 Irving Park LLC and plans indicate there will be retail on the first floor, and six total units spread across the remaining floors. Each of the units will feature a front and rear balcony, and the building will have a roof deck. The new construction will also have a garage with interior grade parking for six vehicles on the first floor; the garage will have its own roof deck.
A new permit was issued on Monday of this week for the construction of a four-story multi-unit located at 453 W Briar Place in the Lake View neighborhood. YIMBY previously reported on demolition at this site in December 2021. The permit’s owners have been listed as Briar Street 453 LLC and plans indicate three total units in the new construction along with an attached garage.
Permits were issued on Friday for a new residential build located at 3335 N Sheffield Avenue in the Lake View neighborhood. Permit owner is listed as 3335 Sheffield LLC. The building will be a four-story development and house seven units as well as a basement. Plans show that there will be a private front deck on the first story, and front balconies on the second through fourth stories. There will be an outdoor stair that will extend to a rooftop deck and enclosure. The structure will also feature an attached three-car garage and four uncovered parking stalls. A demolition permit was issued for the existing structure in September 2021 and the structure has since been removed.
A small-scale condominium development is planned for Lake View. The project has been proposed by Property People LLC and will be located at 3035 N Sheffield Avenue, just north of W Wellington Avenue and the Wellington station for the CTA Brown Line. A single-family home currently occupies the lot.
The Zoning Board of Appeals has approved variances for a five-story residential development at 3449 N Ashland Avenue in Lake View. The project site is situated at the southeast corner of the intersection of N Ashland Avenue and W Cornelia Avenue and has approximately 200 feet of street frontage. Contemporary Concepts Inc is the developer for the project which will replace two existing commercial masonry buildings. Demolition permits for the existing buildings were issued in March of this year. Permits for the construction itself have yet to be filed.
