1150 West Diversey Gets A Garage Permit, Though Approved Residential Construction Has Yet To Begin

Construction has yet to begin on a four-story plus basement, two-unit residential building at 1150 West Diversey Parkway in Lake View that was permitted in November. Late last month, a second permit was issued for the property, allowing for a garage off the alley at the back of the lot. So far, only weeds and graffiti have sprung up from the site.

A demolition permit was issued in August of last year to tear down the multi-unit residence that also held Lynn’s Hair & Spa. On November 25, permission was granted to begin the new building and top it off with a roof deck. It was to include two parking spaces at the alley, a change to the permit as it was pending in the Chicago Data Portal that called for a carport with three parking spaces. But now there’s a permit for a masonry garage with two parking spaces. It will have a rooftop deck and a staircase that connects to the rear of the residential building. The presence of two units across four levels and a basement indicate these will be large for-sale condominium units.

1150 W Diversey LLC, registered to the same address as the new development, is named in both permits as the property owner. Architectural plans are by Michael Cox & Associates, and LEK Development LLC of Glen Ellyn is designated as the general contractor. The reported cost of the residential permit was $950,000, with a cost of $65,000 mentioned for the garage, putting the total just over one million dollars.

1150 West Diversey is located on the south boundary of Lake View; if it was on the south side of the street, it would be in Lincoln Park. It’s within one block’s walk of CTA bus service via Route 76 at the Lincoln/Diversey/Southport six-point intersection. The Diversey Brown/Purple Line elevated platform is less than three blocks east. Two blocks beyond that, Route 8 buses make stops along Halsted Street.
