Construction progress has reached the second floor on the masonry two-unit residential building at 3740 North Racine Avenue in Lake View. General contractor Desmond Builders is doing the brick work and adding stone accents as the structure rises.

The construction permit was issued with a reported cost of $750,000. Considering the $800,000 property purchase, it is presumed that these two units will be for-sale condominiums, with a duplex-down occupying the lower two levels and a duplex-up contained within the two upper floors.

A three-story with basement building was permitted for this location on June 5, which followed on the heels of a demolition permit in April that allowed for the razing of a 1906 greystone that sold earlier this year for $800,000. The Alverna Group was the purchaser, and they are the developer of the new building. Designed by Vari Architects, there will be a deck atop the third story and rear terraces connected by a steel stairway. A two-car garage at the alley behind the lot will have a rooftop deck of its own.

Residents of 3740 North Racine will find stops for CTA Route 22 buses less than half a block from home at Clark and Grace Streets. A two-block walk south down Clark Street leads to Route 152 bus stops in front of the Wrigley Field marquee. The Addison Red Line elevated train platform is two blocks east of there.
