Construction Rises Above Grade at 2820 W Lyndale Street in Palmer Square

Construction is now above grade for a three-story residential building at 2820 W Lyndale Street in Palmer Square. The developer 2820 Lyndale Real Estate LLC has planned seven residential units and seven open-air parking spaces. Other building features include a rooftop penthouse enclosure and deck, terraces on the first and second floors on the south side, and terraces along all three floors on the east side. The project is set to replace two frame single-family residences and a surrounding vacant area.

Zoning Approved for Residential Development at 2215 N Halsted Street in Lincoln Park

Multiple zoning ordinances have been approved for a four-story residential building located at 2215 N Halsted Street in Lincoln Park. Planned by 2215 Halsted Glascott FLP, the new structure will house eight total units as well as a rooftop deck with pergolas. The project will also provide an attached four-car garage with an additional eight spaces underground. The garage will also be topped within its own rooftop deck space and pergolas. The ordinances approved by the Zoning Board of Appeals sought to establish residential use below the second floor, reduce the north side setback from five feet to zero and the rear setback from 30 to 3.08 feet, and increase the total height from 45 to 47 feet.

Permits Issued for 3235 N Lakewood Avenue in Lake View

Permits have been issued for a three-story residential building located at 3235 N Lakewood Avenue in Lake View. The development is filed under O’Neill Development Group, and is set to house four total units, along with four rear decks, a private roof deck, two penthouse enclosures, and a detached frame garage for five cars. The new structure will replace a previously occupying two-story masonry building.

Construction permits have been issued for a three-story residential building at 2820 W Lyndale Street, located in Palmer Square. Currently, a single-story frame building occupies the site. However the narrow plot size and surrounding vacant lots may indicate that the development will involve multiple parcels.

Permits Issued for 1347 W 47th Street in the Back of The Yards

Construction permits have issued for a two-story mixed-use building at 1347 W 47th Street, located in the Back of The Yards neighborhood. The owner, filed under Maurizio Ursetta, is planning two commercial spaces on the ground floor, with two residential units above. Additional features will include an integrated four-car garage and a masonry trash enclosure. The property had previously been reclassified from an M1-2 zoning designation, allowing for industrial lots only to a C1-2 designation, allowing for retail with apartments above.

Permits Issued for 1845 N Sedgwick Street in Lincoln Park

A partial construction permit has been issued for a four-story residential building, located in the southwest corner of Lincoln Park in the Old Town Triangle area. Filed under Sedgwick 1845 LLC, the development will also feature a roof deck, four rear balconies, and a detached two-car masonry garage. An integrated elevator is also planned, but has been slated for approval via a separate permit.

Permits have been filed for a three-story building at 914 W Webster Avenue in Lincoln Park. The interior lot is located along W Webster Avenue between N Bissell Street and N Fremont Street. The nearest public transportation is the 37 CTA bus accessed at the Webster and Bissell stop at the end of the block. The Fullerton CTA L station, serviced by the Brown, Purple, and Red Lines, is a six-minute walk away. The site is also within a five-minute walk of N Halsted Street, W Armitage Avenue, and W Fullerton Parkway, three busy commercial and retail corridors.
