Two-Flat Permitted To Replace 1890 SFR At 3122 West Lyndale Street in Palmer Square

A single-family residence on West Lyndale Street in Palmer Square that was permitted for demolition in April will be replaced by a three-story with basement, two-unit building thanks to a fresh May permit. A developer named as 3122 Lyndale LLC received permission to erect the two-flat on May 1 at 3122 West Lyndale. The permit has an application start date of February 16, and it comes through with a reported cost of $1.1 million.

Groundbreaking Held For Affordable Redevelopment Of Palmer Square Church

A groundbreaking ceremony has been held for the affordable housing development at 2120 North Mozart Street in Palmer Square. Located at the corner of West Shakespeare Avenue, the project will redevelop the former home of the Humboldt Park Methodist Church. The effort is being led by the Latin United Community Housing Association (LUCHA).

A renovation permit issued by the City of Chicago on March 17 authorized the renovation of a residential building at 2920-22 West Palmer Street in the Palmer Square neighborhood. One Additional Dwelling Unit is also permitted for the building, which held seven residences before the update, bringing its new total to eight. Studio Oakley is the developer of the project. Real estate records show they purchased the building, built in 1928, late last year for $1.532 million; the permit shows a reported construction cost of $880,000 for the renovation and ADU.

A renovation permit was issued by the city on January 7 allowing for major changes to a multi-unit residence at 2049 North Kedzie Avenue in the Palmer Square neighborhood. Real estate records show the 1896-built residence sold in June of last year for $770,000 to an LLC registered in Grandville, Michigan, and now that new owner has plans to add more units.

Demolition permits have been issued for a three-story residential building located at Palmer Square‘s 2033 N Albany Avenue. The structure is set back from the street, and owned by MK Builders & Construction. While the owner’s plans have not yet been published, the property is zoned under RS-3, which allows for single family residences and two-flats. RS-3 also permits a floor area ratio of 0.9, whereby any new building may have up to 90 percent of the square footage of the containing lot. As of now, it is unknown if the owner will seek a zoning change for allow for more density.

Construction is now above grade for a three-story residential building at 2820 W Lyndale Street in Palmer Square. The developer 2820 Lyndale Real Estate LLC has planned seven residential units and seven open-air parking spaces. Other building features include a rooftop penthouse enclosure and deck, terraces on the first and second floors on the south side, and terraces along all three floors on the east side. The project is set to replace two frame single-family residences and a surrounding vacant area.

However the narrow plot size and surrounding vacant lots may indicate that the development will involve multiple parcels.
