A renovation permit was issued by the city on January 7 allowing for major changes to a multi-unit residence at 2049 North Kedzie Avenue in the Palmer Square neighborhood. Real estate records show the 1896-built residence sold in June of last year for $770,000 to an LLC registered in Grandville, Michigan, and now that new owner has plans to add more units.

The permit, which names Pavlovcik Architecture as the architect of record, includes a gut-rehab to the existing building, as well as a “dig-down” of the basement. A third-floor addition is planned that will add two new dwelling units.
At the back of the building, which aerial images show includes a very long yard between the residences and garage, a two-story with basement addition will be built, though the permit does not indicate if that addition will also include additional units. It’s plausible that this addition would include at least a pair of homes, raising the total number of units here to seven. But for certain, there will be at least five upon completion of the renovations, according the permit.

There is no mention of decks or other outdoor spaces being added, nor are there any alterations indicated to the existing garage at the alley. Maximized Restoration LLC of Des Plaines, IL is named as the general contractor, at an estimated construction cost of $375,000.
2049 North Kedzie Avenue is located two blocks north of the CTA’s Route 73 bus at Armitage Avenue. For north-south travel, the Route 82 bus has stops four blocks to the west at Kimball Avenue. The nearest elevated train access is at the California Blue Line platform about three-quarters of a mile north. However, using the eastbound 73 Armitage bus to the Western Blue Line platform just over a mile to the east would save a lot of walking, and likely get you on a train quicker.
