Foundations are set for a pair of single-family residences at 1835 and 1837 North Lawndale Avenue in Logan Square. MK Construction & Builders is the developer and general contractor behind the two homes. Each will be two stories plus a basement, and there will be detached two-car garages at the back of both lots, accessed from a dead-end alley.
The permits both show estimated construction costs of $350,000 per home. Beata Klak is named as the architect of record in the two construction permits issued for the houses; 1837 was issued on October 7 of last year, and 1835 received its permission to build on October 23. Applications for both were filed on July 19, 2024.
Real estate records show MK Construction purchased the single-family residence at 1837 North Lawndale, built in the early 1880s, for $485,000 last year. A demolition permit was issued on October 21 to tear it down, along with its detached garage in the rear. The garage next door at 1835 was permitted for demolition on August 15, 2024; there were no other improvements on that lot. It was used as a driveway for the now-demolished home.
The two residences are located a block from the western trailhead of the 606, and across the street from the McCormick YMCA. Nearby bus routes include the Route 82 bus, located two blocks north at Armitage Avenue, the 82 bus five blocks west at Kimball Avenue, and the Route 72 North Avenue bus five blocks to the south.
