A new four-story mixed-use project is taking shape at 3355 N Southport Avenue in Lake View. Replacing a former two-story building, this transit-oriented development by Harris Properties will house approximately 3,700 square feet of commercial space and six residential units above. The retail component will be split between the ground floor and a basement level.
Initial details have been revealed for a mixed-use development at 3202 N Racine Avenue in Lake View. Located on the northwest corner with W Belmont Avenue, the project will replace a BP gas station on the prominent intersection. The proposal is being led by developer Exemplary Builders who are working with Vari Architects on its design.
The new mixed-use building at 1138 W Belmont Avenue in the Lake View area is progressing, with construction currently reaching the second floor. This structure, when completed, will stand five stories tall and offer 33 residential units, alongside 2,800 square feet dedicated to commercial purposes. Designed by Red Architects, the 59-foot building will feature a masonry exterior made up of tan and red brick, metal paneling, and inset balconies.
Coming in at 11th place in this year’s countdown is the Illinois Masonic Hospital addition at 900 W Nelson Street in Lake View East. Located adjacent to the train tracks on the western edge of the existing campus, the multi-phase expansion has been accelerated to include the new patient tower now. The project is being led by the hospital with SmithGroup working on its design after multiple years of planning.
Construction has wrapped up for 3035 N Sheffield Avenue, a four-story residential building at the corner of Sheffield & Nelson in Lake View. This four-story building, developed by Property People, includes three rental units. The bottom unit is a duplex (with a basement level) featuring 4 bedrooms, 3.5 bathrooms, and 3,200 square feet of space. The second-floor unit is a simplex layout with 2 bedrooms and 2 bathrooms. The third unit is a penthouse duplex, offering 4 bedrooms, 3.5 bathrooms, and 3,500 square feet of floor space.
