Construction Permit Issued For 801 South Western Avenue In Tri-Taylor

The construction permit has been granted for a residential development in the Tri-Taylor neighborhood we told you about last month. The permit was issued on January 3 for 801 South Western Avenue, allowing 4Corners Real Estate to build a five-story, 36-unit building with 18 outdoor parking spaces and ground-floor retail. 4Corners will be their own general contractor, at an estimated construction cost of $500,000, according to the permit, which shows an application date of July 16, 2024.

Plans are advancing for the mixed-use development at 801 S Western Avenue in Tri-Taylor. Sitting on the corner with W Polk Street and set to replace a surface parking lot, the project was originally announced a year ago as the area around the Illinois Medical District continues to grow. Just down the street, 701 S Western scored a demo permit to make way for another new structure.

City Council Approves Residential Conversion Of 811 W Evergreen Avenue In Near North Side

The Chicago City Council has approved the residential conversion of the existing loft building at 811 W Evergreen Avenue in the Near North Side. Sitting near the intersection with N Halsted Street, developer Honore Properties is now moving forward with its plans to reposition the building which has seen multiple different uses in the past.

Located on the intersection with W Grace Street, the project would redevelop an existing three-story structure and replace an adjacent one-story building. Alderman Files Tax Designation For 1628 W Division Street In Wicker Park

First Ward Alderman La Spata has submitted to designate the property at 1628 W Division Street in Wicker Park as a Low Affordability Community. Located near the intersection with N Ashland Avenue and N Milwaukee Avenue, plans for a new tower on the site have been in the works for multiple years. The most recent designs for the project date back to 2022.

Topped-out residential development at 6044 North Winthrop Avenue now installing windows

A five-story, 64-unit residential development at 6044 North Winthrop Avenue in Edgewater is adding windows to its masonry façade. Now topped out, the 60,000-square-foot building received a foundation permit from the City of Chicago on March 3 of 2023, followed by the full building permit on May 26, 2023.

Located on the southeast corner with W Polk Street, the new structure would replace an existing surface parking lot near the Illinois Medical District. The proposal is being led by 4Corners LLC and designed by local architecture firm Kennedy Mann.

Construction Continues On 4735 N Western Avenue In Lincoln Square

Construction continues on the mixed-use redevelopment of 4735 N Western Avenue in Lincoln Square. Located just north of the CTA Brown Line at Western station and near the intersection with W Lawrence Avenue, plans to renovate much of the building were revealed earlier this year along the changing corridor. Developer Rany Management is behind the project and worked with local firm Kennedy Mann Architects on its design.

Second Permit Issued for 6044 N Winthrop Avenue in Edgewater

A second permit has been issued for a residential project at 6044 N Winthrop Avenue in the Edgewater neighborhood, replacing the existing surface parking lot. The property, under development by North Park Ventures, will be developed into a five-story structure providing both retail and residential spaces. The scope envisions 60,000 square feet of space, accommodating 64 residential units and 35 parking spaces.
