The Chicago City Council has approved plans for the residential conversion of the former church school building at 2401 West Congress Parkway in Tri-Taylor. Located at the corner of South Western Avenue, the project is part of a larger development that also includes the former rectory next door, whose approval we covered yesterday.

Led by 4Corners LLC, this portion of the project is also being designed by local firm Kennedy Mann. Work will include rehabbing the entirety of the four-story structure, though it will not directly connect to the second building next door. Unlike its neighbor, this conversion will not include any on-site parking.

The building’s main floor will be elevated above street level and will include a large lobby and lounge, along with several units. Overall, the building will contain 52 residential units, consisting of 34 studios and 18 one-bedroom layouts. Of the total units, 11 will be designated as affordable. Residents will also have access to a small fitness room on the lower level.

The project will also include façade work, with repairs to the red brick exterior as well as the addition of a few new windows for the units. The development team has now received full approval for both phases of the project, bringing a total of 110 units to the area. At the moment, no timeline is known, nor has the developer applied for permits.
