A renovation project for a multi-unit residential building at 1721 West 21st Street in Pilsen has been scrapped, with demolition and new construction now permitted instead. The new work is planned by the same LLC that purchased the property back in 2018, and they have permission to build as of the first day of December.

Real estate records show Midway Assets LLC of Lemont, IL received a renovation permit for 2017 West 21st to add a third-story addition to the two-story building and grow it from two dwelling units to five. One of the units was to be a duplex-down to the basement, according to the permit issued in January 2020. The most recent Google images show a gutted building with the third story added, but not what looks like an active construction site since at least summer 2021.

A demolition permit was issued for the property on October 21 of this year, sealing the renovation’s fate. The new permit now calls for a three-story plus basement, seven-unit residence. No architectural details are included for the building, and there is no parking mentioned; the previous residence had a concrete slab off the alley for cars. As they were for the remodel, 2 Point Perspective is named as the architect of record. Always Perfect Choice LLC of Island Lake, IL is the general contractor for both the demolition and the new build. The reported cost of this permit is $500,000, with a $20,000 cost cited for the demo.
