A developer from Bridgeview, IL has added another permit to their collection of three-flats for the city’s Grand Boulevard and Bronzeville neighborhoods. APMW Development Corporation got permission to erect a three-story, three-unit residential building at 4840 South Calumet Avenue on January 9, four months after filing a construction application. At $440,000, the reported cost is in line with other three-flats they’re delivering on the South Side.

Funding Fully Approved For Mixed-Use Proposal In Grand Boulevard

Plans are moving forward for the mixed-use development at 5050 South Prairie Avenue in Grand Boulevard. Located on the corner of East 51st Street, the new structure will replace a pair of commercial buildings along with a vacant, city-owned lot. The effort is being led by KLY Development in partnership with the Rockford-based 1919 Architects.

Three permits issued on December 2 will allow construction on a vacant corner lot at South Prairie Avenue and East 46th Street in Grand Boulevard. 4603, 4605, and 4607 South Prairie will all be three-story, three-unit buildings. Permit applications were all filed on September 22, and all three were issued on December 2 with reported costs of $440,000 apiece.

A local LLC has received permission to build a pair of three-flat residences in the 4500 block of South Prairie Avenue in Grand Boulevard. PCZ Properties LLC applied for permits at 4545 and 4547 South Prairie on September 8, and they both came through November 14 with reported costs of $450,000 apiece.

A developer has received permission to build a three-flat in Grand Boulevard next door to one they have already begun to erect. A permit was issued on September 18 for 4441 South Vincennes Avenue, allowing McBrearty Construction of Mount Greenwood to build a three-flat. The application was filed on August 26, and it is approved with a reported cost of $839,708.

First Of Eight Residential Permits Issued For Vacant Grand Boulevard Lot

A permit has been issued by the City of Chicago to build a three-story, six-unit residential building at 416 East 50th Place in Grand Boulevard. An application was filed by Westwood Group One LLC on June 12 of this year, with the permit coming through on August 12. It includes a reported cost of $1,052,700. No structural details are noted in the permit. A detached garage will be included, but the number of parking spaces is not specified.

Partial funding has been granted for the upcoming mixed-use development at 5050 S Prairie Avenue in Grand Boulevard. Located at the corner of E 51st Street, the proposal, dubbed 5050 Prairie, will replace a large vacant lot and a pair of existing commercial buildings. The funding comes from the city’s Community Development Grant.

Eight residential units have been permitted for an empty lot at 4536 South Prairie Avenue in Bronzeville neighborhood of Grand Boulevard. The four-story masonry building will be complimented by a detached masonry four-car garage at the rear of the property, accessed from the alley off 46th Street. The permit was issued on April 16, just 37 days after its application was filed on March 10. It indicates a reported construction cost of $1.67 million.
