The residential tower at 1723 South Michigan Avenue in the South Loop has topped out at 12 stories. While the 10 upper levels contain 149 rental units, the two-story podium will hold 89 parking spaces and ground-level retail space.
The apartment building at 1723 South Michigan Avenue is going vertical in the South Loop. Thanks to the efforts of GC Brandts Build, with assistance from concrete contractor Goebel Forming, work on the future 12-story structure has reached the second level.
Chicago’s tower crane count to begin August 2024 took a slight dip from July, now that the machine that building Hyde Park Labs has been taken down. That leaves eight cranes in the air as summer continues. There is one pending permit, and it’s for Google’s Thompson Center renovation in The Loop.

Images from design firm Gensler show a smooth glass finish, with north- and south-facing balconies on all residential floors. Colorful murals accent the north and south ends of the podium, while columns frame the Michigan-Avenue-facing first-floor retail spaces.
