At 1723 S. Michigan Avenue, a 13-story, 149-unit apartment project from developer CMK Companies, has set a tower crane base on a construction site in the South Loop. A pending tower crane permit on file with the City of Chicago will allow for the full assembly of the crane once the permit is issued.
1723 South Michigan will include 98 parking spaces within the first three levels of the building; none of the parking will be underground. The first floor will also contain retail space.
Gensler is the design architect of the building. Brandts Build is the general contractor, with Goebel Forming serving as concrete contractor.
Three permits have been issued for 1723 South Michigan, all in 2023. A permit to drive 150 steel piles for the foundation was issued July 11, a foundation/partial superstructure permit was issued August 14, and the full building permit was issued September 5. Additionally, a demolition permit was issued March 30, 3023 to demolish the masonry building that formerly occupied the site.
A demolition permit for the single-story masonry building at the same address, the former home of Swap-O-Rama and City Club Gymnastics Academy, was permitted for demolition on March 30, 2023.
1723 South Michigan residents will have a CTA bus stop right outside their door serving the #1 Bronzville/Union Station bus, the #3 King Drive bus, and the #4 Cottage Grove bus. There is a Divvy bike rack less than a block south, on the northwest corner of Michigan and 18th. The Cermak/McCormick Place Green Line platform is approximately three blocks to the southwest, at Cermak and State.

Is it? I saw Goebel signage on site, but the first two permits list McHugh as the concrete contractor…Daniel
